DESIGN PROCESS



Design services are offered in 4 phases:
  1. conceptual: sketch plans, watercolors and renderings of the project based on client discussions and an agreed architectural design program
  2. preliminary design: scale floor plans, elevations, sections, and views to fully describe the project based on client comments on the conceptual presentation; at this stage, a preliminary budget is itemized using standard rates for labor and materials
  3. permit submission: working drawings based on client’s review of preliminary layouts, ready for submission to local authority for building permit; during approval process, copies of the working drawings may be issued for cost estimates
  4. construction documentation: permit set modified based on client conferences; details, schedules and specifications are added for bids and construction

DESIGN HIGHLIGHTS


The Macdonald design process includes client input at each phase in order ensure projects meet client expectations in terms of cost, appearance, character, and performance; the client can interactively review, redline and measure 2D and 3D design at all stages of the project via a secure web-based interface. This allows for enhanced efficiency in project execution, as Macdonald Architecture & Technology is able to effectively communicate with clients anywhere in the world and manage their projects. Site and environmental conditions are considered in each design to conserve energy and ensure durability so as to lower building performance costs. Macdonald designs are not only sensitive to client needs and aspirations, but also to the built and natural environments. Structural and service engineering, incorporating environmental conditions and opportunities, are developed into each design program from its concept through design development and construction documentation.
